What it costs to sell in Toronto

Realistic numbers, not vague percentages

Selling in Toronto comes with a stack of closing-side line items beyond the marketed sale price. Here is what each one actually is, with realistic ranges based on current Toronto deals.

Real-estate lawyer

$1,500 to $2,500 for the seller side. Includes mortgage discharge prep, title search, closing-day funds management.

Mortgage discharge fee

$200 to $400 from the lender, plus the prepayment penalty if you are breaking the mortgage early. Run the IRD vs three-month-interest math with your mortgage agent (or me, since I am dual-licensed).

Capital gains tax

Principal residence exemption applies if you have lived there. Investment / rental properties are 50% of the capital gain taxable at your marginal rate.

Staging + photography

Sometimes covered by the listing brokerage. If not: $1,500 to $4,000 depending on the home.

Pre-list repairs + cleaning

$500 to $3,000 typical. Pre-list inspection if elected: $400 to $700.

Status certificate (condos)

$100, ordered from the condo corporation by the seller. Required for the buying side to complete due diligence.

Moving

$1,500 to $5,000 within Toronto, depending on volume + distance.
