Who works for whom
Partnering with our team means you have dedicated support. While a tenant's own agent works strictly on their behalf, when you sign a representation agreement with our brokerage, you are our client and we work for you. Having us in your corner ensures your best interests are always the priority. If our brokerage also represents the tenant, this multiple representation cannot proceed unless you agree in writing, understanding we must treat both parties impartially and can no longer offer undivided loyalty.
The step-by-step process
We begin with a first conversation about your property and your goals. Before providing services, a member of our team walks you through the official provincial guide. Next, we review comparable rentals nearby to prepare your rent evaluation and leasing plan. When you decide to go ahead, you sign a written representation agreement with our brokerage before we market the property. We then prepare your home and its photos, marketing it to prospective tenants and arranging all showings. As applications arrive, we bring you every written offer as soon as possible. We review each applicant's file with you, including their credit, income, and references, and negotiate the lease on your behalf.
Duties owed to you
Under Ontario law, a Real Estate Broker owes specific duties to their client. These include undivided loyalty to your best interests and full disclosure of any relevant facts about a property. You also receive strict confidentiality, meaning your confidential information cannot be shared with anyone outside of the brokerage without your written consent, except where required by law, even after your client relationship ends, and a commitment to avoiding any conflicts of interest.

The Real Estate Council of Ontario (RECO) produces an official Information Guide that outlines these rights and responsibilities. While the guide frequently uses the words buyer and seller, the provincial definitions explicitly include renters and landlords. The rules and protections apply exactly the same way to your lease.
