How buyer representation actually works in Ontario.

If you have never used a Real Estate Broker to purchase a property, the formal steps might feel unfamiliar. This is a brief overview of how we establish a working relationship and the professional protections you receive when searching for a home.

When Do We Actually Start Working Together?

When we first start talking about what you are looking for in a property, you are considered a customer. I can answer questions and provide general market information, but the dynamic changes once you decide you want my direct help to purchase a home. To officially become a client, you will sign a Buyer Representation Agreement with HouseSigma Inc. Brokerage. This is the contract that formally establishes our relationship and turns on a specific set of professional duties I owe to you.

The Protections You Gain as a Client

Once you are a client, the rules dictate exactly how a Real Estate Broker must treat you. You are owed undivided loyalty, meaning your interests take strict priority over those of the brokerage, its agents, and any other party involved in a transaction. You are also guaranteed full disclosure of any relevant facts about a property, absolute confidentiality regarding your personal information and negotiating strategy, and competent, professional service throughout your search.

What Happens If I Represent Both Sides

Occasionally, a situation arises where the brokerage or the agent represents more than one client in the exact same transaction. For example, this happens if you decide to place an offer on a condo where I also represent the seller. This is called multiple representation. It is strictly regulated in Ontario, and a transaction cannot proceed this way without full written consent from all parties. The rules ensure you understand exactly how my duties shift and what the risks are before you agree to move forward.

Professional Accountability in Ontario

Every Real Estate Broker in the province is licensed by and accountable to the Real Estate Council of Ontario (RECO). This organization regulates the profession and enforces the rules that protect buyers and sellers. If you ever feel that an agent has not met their legal or ethical duties during your property search, RECO provides a formal process for you to raise a concern or file a complaint.
