Sometimes what you see is not what you get. In condo-land for example, a listing for sale might be described as a 1 bedroom+den, emphasis here on the “+den” part of the equation. When you arrive at the property, you discover that the +den, is actually a nook, ie. a small area situated in the corner, usually near the entrance door of the unit.
What about the photos, can’t you see the setup before going? Well, it depends. Sometimes, the angle of a shot may be done so skillfully, it cleverly disguises the dimensions of the space, focusing instead on the placement of furniture and other items in the frame. With today’s condo market being undersupplied with escalating prices, many buyers are hoping to use the dens as second bedrooms, baby-rooms or home offices.
Thus, the ideal “+den” setup is an enclosed room with a door. In this video, I hit the pavement in search of one of these gems.
